Hints on successfully obtaining a Rental Property
  1. Presentation of yourself is very important at an open home or an inspection that has been organised with the agent. Dress sensibly and not in your swimmers, old rags and thongs. Look as if you are ready to apply for an office job.
  2. Manners is also very important. Always say "hello" and "goodbye" so the agent knows who has come through the open home and who is keen.
  3. Take off your shoes. Floors and carpets have been cleaned, so last thing a new tenant would like to see is dirty floors when they move in.
  4. Take all your I.D. with you just in case you need to fill out an application on the spot. This includes a copy of your rental ledger from your last rental property. There is usually a 100 point check list (as below) to fulfill. If possible have photo copies done of your photo ID and any references, but be sure to show the originals to the agent at the same time. This avoids any delays in having copies done later.
  5. Make sure when an application is filled out, fill out all the fields. The more information that is given, the easier it is for the agent to check it out, hence a better chance of obtaining the rental property.
  6. When accepted, you need to pay your first 2 weeks rent along with the bond as soon as possible. This secures the property in your name and also gives security that the owner has a good tenant. To keep the good name, always have your rent paid on time, and preferably in advance.
  7. Ready to move in? Here is a check list of what is needed to get ready for the big move:

In order for your application to be processed you must provide 100 points (minimum) of identification,at least one of which must be a PHOTO I.D.
The following documents are acceptable:

Driver’s Licence 40 pts
Passport 40 pts
Birth Certificate (original) 40 pts
Other photo ID 30 pts
Tenant Ledger 20 pts
or min. of previous 2 or more current rent receipts 20 pts
Landlord or Agent reference (compulsory) 20 pts
Minimum of 2 most recent Pay slips 20 pts
or letter from your Accountant (if you own your own business) stating your yearly income 20 pts
Bank statement (current address) 10 pts
Phone Account stating your current address 10 pts
Electricity Provider Account (current address) (e.g. Origin, etc)

Birth certificate (certified copy) 10 pts
